The Steps to Getting a Mortgage in Portugal with a Broker

From the first meeting to receiving the keys: how your project unfolds step-by-step

Getting a mortgage in Portugal follows a precise path made up of administrative and banking steps that can seem complex from the outside. With a broker by your side, this journey becomes much simpler: every step is structured, explained, and managed for you. Here is a detailed look at how your mortgage is built, from the very first conversation to receiving your keys.

1 – First meeting with your broker

It all starts with a conversation. During this initial exchange, your broker takes the time to understand your project as a whole: property type, location, intended use (primary residence, second home, or rental investment), and timeline. This is also when you discuss your expectations regarding financing conditions, and your broker determines the loan amount you can reasonably target based on your income, existing debts, and personal situation.

This initial meeting is decisive: the more precise it is, the smoother the rest of the process will be, as it lays the foundation upon which your entire application will be built.

2 – Building your file

Once the project is defined, your broker sends you the exact list of required documents to process your file: ID, proof of income, tax returns, bank statements, proof of address, and specific documents depending on your situation (company status for self-employed individuals, proof of rental income, etc.).

You then upload all these documents to our ultra-secure platform, which greatly simplifies exchanges: no need to send sensitive documents via email or arrange multiple physical appointments to hand over paperwork. Your broker verifies that the file is complete and coherent before moving to the next step, preventing unnecessary back-and-forth once transmitted to the banks.

3 – Submitting your file to partner banks

This is where the broker’s expertise truly comes into play. Rather than approaching a single bank at random, your broker selects, from their network of banking partners, the institutions most likely to match your profile and expectations: income type, tax residency status (resident or non-resident), project nature, and requested amount.

This targeted selection changes everything: instead of receiving a simple approval or rejection from a single bank, you put several institutions in competition from the start, maximizing your chances of obtaining a positive response and competitive conditions.

4 – Pre-approval, comparison, and negotiation

The banks contacted review your file and send their respective offers to your broker: interest rate, rate type (fixed, variable, or mixed), loan term, processing fees, and borrower’s insurance conditions. Your broker compares these offers point by point using consistent criteria to ensure a truly objective comparison — which is not always easy when every bank presents its terms differently.

Beyond comparison, your broker actively negotiates conditions with the selected banks: obtaining a more advantageous rate, reducing processing fees, or improving insurance terms. At the end of this stage, you choose the best proposal for your project together.

5 – Property valuation and final approval

Once the offer is selected and pre-approval is obtained, the bank proceeds with the valuation of the property you wish to buy. An independent expert appointed by the bank visits the site (or relies on comparable market data) to estimate the property’s real value. This valuation is crucial because it is on this basis — and not solely on the listed asking price — that the bank calculates the amount it is willing to finance (the Loan-to-Value or LTV ratio).

If the valuation confirms the expected value and any additional requested documents are provided, the bank issues its final approval: your mortgage is officially approved.

6 – Signing the deed and receiving the keys

The final and most exciting step: signing the escritura, the notarized deed that makes the purchase official. On this day, several actions occur simultaneously: loan funds are released by the bank, the amount is paid to the seller, the title deed is signed before a notary, and you receive the keys to your new home. You officially become the owner, and mortgage repayments begin according to the agreed terms.

Your broker typically remains present up to this final stage to ensure everything runs smoothly and that the negotiated conditions are accurately applied on signing day.

In summary

These six steps — first meeting, building the file, bank submission, pre-approval & negotiation, property valuation, and deed signing — structure the entire mortgage journey in Portugal. What fundamentally changes with a broker is not the nature of these steps, but how you experience them: a single point of contact, a file prepared to make a strong case, real competition among banks, and continuous guidance from start to finish, at no extra cost to you.
