How the Portugal mortgage calculator works

Choose your project (purchase, refinance, construction or investment), your tax status, the property value, your down payment and your income. The calculator applies the rules Portuguese banks must follow and gives you an estimate of the loan amount, the monthly payment and the cash you need. It takes about two minutes, and you can then ask a mortgage specialist to check the result with you.

How much can you borrow in Portugal?

Two limits set by the Banco de Portugal apply to every bank:

  • Loan-to-value: up to 90% of the property value for a resident’s main home, up to 80% for a second home or an investment property. Non-residents are generally financed at 60 to 80%.
  • Debt-to-income: all your monthly loan payments together must stay below 45% of your net income.
  • Term: up to 40 years, depending on your age at the end of the loan.

Example: with a net household income of €5,000 a month and a car loan of €300, your total payments can reach €2,250. Your new mortgage payment can therefore be up to €1,950 a month. The loan amount then depends on the rate and the term you choose: see the latest Portugal mortgage rates.

A mortgage calculator for non-residents and foreigners

You do not need to live in Portugal to get a mortgage there. Banks finance non-residents on the basis of their foreign income, in euros or in another currency, as long as it is stable and well documented. Select your tax status in the calculator to apply the right financing limits. US citizens can read our guide to Portuguese mortgages for Americans.

What the simulation does not include

Purchase costs are paid from your own funds, on top of the down payment: property transfer tax (IMT), stamp duty (0.8% of the price and 0.6% of the loan), notary and land registry fees, and the bank valuation. Since 25 May 2026, non-residents pay a flat 7.5% IMT in most cases. Estimate these taxes with our IMT and stamp duty calculator, and see the 8 steps of a Portuguese mortgage.

Frequently asked questions

Is the calculator free and does it commit me?

Yes, it is free, and no, it does not commit you to anything. Our brokerage service is also free for you: we are paid by the partner bank that grants the loan.

Can a foreigner get a mortgage in Portugal?

Yes. Portuguese banks lend to foreign buyers, residents or not. Non-residents usually need a larger down payment, 20 to 40% of the price, plus purchase costs.

How accurate is the result?

It is an estimate based on the Banco de Portugal rules and on typical bank criteria. Each bank then analyses your file and sets its own conditions, which is why we compare several banks for you.

What happens after the simulation?

You can request a free call back. A mortgage specialist checks your figures, tells you which banks fit your profile and what documents to prepare. Everything can be done remotely, in English.
